Offering upmarket homes for existing residents in the Serangoon area, as well as for buyers who aspire to live near the Serangoon Gardens landed housing estate, Affinity at Serangoon looks set to raise the overall desirability of the neighbourhood.
Its resort-like aesthetics and architecture complement the neighbouring landed estates, while its high-quality homes and wide selection of units complement the landed homes.
The 1,052-unit Affinity is developed by a consortium of local developers led by Oxley Holdings, and which includes KSH Holdings, SLB Development, and Apricot Capital.
Affinity is one of the newest private residential projects that are being offered in the area, and is a redevelopment of the former HUDC estate, Serangoon Ville. The Oxley-led consortium bought the 99-year leasehold site for $499 million ($835 psf per plot ratio) in July 2017 in an en bloc deal.
Affinity offers 1,002 apartments comprising one- to four-bedroom units of 474 to 1,711 sq ft, in addition to 10 penthouses of 1,550 to 1,701 sq ft. It also boasts 40 townhouses of 2,056 to 2,347 sq ft.
A variety of two-bedroom units are available, including premium units of 732 to 775 sq ft
The project saw a successful sales launch last June and sold 76 units over its first week of sales, and recorded an average selling price of $1,565 psf, according to caveats lodged with URA Realis. These included two townhouses of 2,067 sq ft which fetched $2.39 million ($1,155 psf) and $2.33 million ($1,127 psf).
Today, according to caveats, the project has sold 563 units (or more than 53% of units). It has achieved an average selling price of $1,490 psf for its condo units, and an average of $1,486 psf for its 15 townhouses. “Affinity at Serangoon is a well-thought-out development, with good architecture, layouts and facilities. With efficient layouts, units are spacious and buyers are paying for spaces that they can enjoy,” says Oxley.

At Affinity, even the one-bedroom unit types of 474 to 689 sq ft can comfortably fit in a queen-sized bed, and families will find plenty of living space in the three- and four-bedders. Four-bedroom units of 1,410 to 1,711 sq ft have a generously sized living and dining area.
The boost in desirability of the area from the arrival of Affinity has also drawn some multi-generational family units to snap up units. “There is definitely an opportunity for multi-generation living which can be seen by the healthy take-up rate of our strata townhouses. Almost 40% of the strata houses have been sold to date, and these days it is rare to find new strata landed houses that are supported with so many facilities,” says Oxley.

Limited to just 40 units, these two-storey strata townhouses feature four- and five-bedroom units that come with a backyard; for selected units, the backyard leads to a pool.
Sales at Affinity received a sales boost this year when details of the future Cross Island MRT Line were announced on Jan 25. Serangoon North, one of the future stations, will be located about 300 metres from the condo.
“With the station a few minutes’ walk away, it has definitely provided an increase in convenience to all residents,” says Oxley.
Lifted by the news, Oxley sold 31 units at Affinity over the weekend of Jan 26 and 27, and the sales figure rose to 70 units for the period from Jan 26 to Feb 7. This brought the total number sold at Feb 7 to 390 units (37%).
The Cross Island Line will enhance the already high degree of connectivity residents at Affinity will enjoy, as the area is already served by Serangoon MRT Interchange Station on the North-East and Circle Lines, and connects to Seletar Expressway, Central Expressway, and the Kallang-Paya Lebar Expressway.
Anchored by the ever-popular Chomp Chomp Food Centre on Kensington Park Road in the heart of Serangoon Gardens, the neighbourhood is well-served by amenities including myVillage and Serangoon Garden Market & Food Centre. Shophouses in Serangoon Gardens complement the F&B and retail offerings. The area is also close to NEX Mall which is above the Serangoon station.
“Most of the buyers who have bought into Affinity really love this area. It is located in a neighbourhood with a rich heritage and has a relatively laid-back atmosphere, yet it is close to so many amenities,” says Oxley.

Rosyth Primary School is also located within 1km of Affinity, and other schools close to the development include Paya Lebar Methodist Girls’ Secondary School, and Nanyang Junior College.
Affinity’s central location also makes it close to prominent business parks and upcoming business and industrial districts. Nearby industrial estates include Serangoon North Industrial Estate and Ang Mo Kio Industrial Park, while Seletar Aerospace Park is a 15-minute drive away.
“With Affinity at Serangoon’s proximity to business centres, industrial parks and transport connectivity, buyers also see the potential for capital appreciation as well as the opportunity for the rental income,” says Oxley.
