The relocation of ACS Primary from Barker Road in the Novena area to Tengah will increase the appeal of Tengah and draw more younger couples and families to the new estate, says PropNex.
SINGAPORE (EDGEPROP) - The Ministry of Education (MOE) and the Anglo-Chinese School (ACS) Board of Governors have agreed to relocate ACS (Primary) from its current campus at Barker Road to Tengah in 2030. The school will also become co-educational.
The move will put the school more than 12km away from its current location. The new ACS (Primary) at Tengah will start with just the Primary 1 cohort in 2030. Until then, existing students at the Barker Road campus will not relocate as MOE will apply a “teach-out” model until their graduation.
This announcement is part of MOE’s plan to open or relocate four mainstream schools and two Special Education (SPED) schools to meet educational demands in new towns in the western and northeastern regions from 2026.
MOE also announced that ACS (Primary) at Barker Road will be consolidated with ACS Junior School at Winstedt Road in 2033. “The reconfigured ACS(J) will then operate from both campuses before shifting all operations to Barker around 2039,” says MOE.
“In planning for the setting up and relocation of schools, MOE takes into account the current and projected population, as well as planned housing development programmes, in order to ensure sufficient school places for our population,” the ministry says.

“This move could potentially weigh on the home prices and rentals of homes in the Winstedt Road area, although it may not be substantial since demand should still be healthy, given its proximity to Newton MRT Station and Orchard Road. Meanwhile, home values and rents in the Barker Road area are expected to hold up,” says Wong Siew Ying, head of research and content at PropNex Realty.
Another school that will be relocated is Pioneer Primary School, which will shift from Jurong West St 91 to Tengah in 2026, and it will be the first primary school in the Tengah area. MOE will build a second primary school in Tengah that will open in 2028, and the relocated ACS (Primary) will be the third in the pipeline.
“HDB has launched several new public housing projects in Tengah and these schools will help to meet residents’ needs in the future. The upcoming BTO exercise in February will see some 1,640 new flats being offered for sale in Tengah,” says Wong. (Find HDB flats for rent or sale with our Singapore HDB directory)

However, the impact on property prices in Tengah is unlikely to be felt immediately, as the area is still under development, says Wong. Already-launched projects, such as the Copen Grand executive condo (EC), are already fully sold.
“There are two EC sites along Bukit Batok West Ave 5 and 8 which will be launched for sale in 2023/24. There may be more applications for these EC projects from young families,” says Lee.
Meanwhile, Bukit View Primary School will shift from Bukit Batok East to a new campus in Bukit Batok West in January 2027. A new secondary school is also in the works in Sengkang and is expected to be operational in 2026.
