999-year leasehold semi-detached home in Seletar Hills sold for $6.33 mil

SINGAPORE (EDGEPROP) - A semi-detached house located at Nim Green in the Seletar Hills landed enclave in District 28 was put up for auction by Edmund Tie on April 27. The property is a mortgagee sale and had an opening price of $5.95 million, which translates to $1,304 psf based on the property’s land area of 4,563 sq ft. At the auction, the property was sold to the highest bidder for $6.33 million ($1,387 psf), more than 6% above the opening price.

The 2½-storey semi-detached house has a 999-year lease and was completed circa 2001. It sits on an elevated, rectangular plot and has a total built-up area of 5,287 sq ft. According to the listing, the site is zoned for a three-storey mixed landed property. The house was put up for sale with vacant possession, on an as-is-where-is basis.

The first floor of the house features the living room which overlooks the front yard as well as a koi pond. There is also a separate dining room with full-height glass windows, offering ample natural light. Off the dining room is a large dry kitchen, which is connected to the wet kitchen and a utility room leading out to the backyard. There is also a guest room, located next to the dry kitchen, as well as a walk-in wine chiller.

On the second floor lies the master bedroom which comes with an en suite bathroom. The previous owner had converted another en suite bedroom on the second floor into a walk-in wardrobe connected to the master suite. This can be converted back into a bedroom if necessary.



There are two more bedrooms located on this floor, along with a common bathroom and an entertainment or family room that can also be turned into an additional bedroom. Finally, the attic floor of the property houses a larger second entertainment room, which leads out to a balcony with views of Seletar Hills Estate.

The property has changed hands twice since its completion, based on caveats lodged with URA. The first time was in May 2019, when it was sold for $4.75 million ($1,041 psf). In October 2021, it was sold for $5.6 million ($1,227 psf).

Several landed properties located in Seletar Hills Estate have changed hands this year. The latest transaction was on April 7, when a semi-detached house on Jalan Antoi with a land area of 3,844 sq ft was sold for $5.1 million ($1,327 psf). On April 6, a detached house at Saraca Hill with a land area of 6,761 sq ft changed hands for $9.3 million ($1,376 psf).

The house is located in a quiet neighbourhood within the estate, which is bounded by Yio Chu Kang Road, the Central Expressway and Ang Mo Kio Avenue 5. Nearby shopping centres include Seletar Mall at Sengkang West Avenue and Greenwich V at Seletar Road, which are a three-minute drive away. In addition, Jalan Kayu is a five-minute drive away offering a range of eateries. Further afield, other amenities like Compass One at Sengkang Square, AMK Hub at Ang Mo Kio Avenue 8 and Sengkang General Hospital at Sengkang E Way are all within a 15-minute drive.

The property will appeal to families with school-going children because it is near Rosyth School and Sengkang Green Primary School. Other educational institutes in the vicinity include Anderson Serangoon Junior College, Nanyang Polytechnic and ITE College Central.
