3½-storey corner terraced house at Pavilion Circle for sale at $5 mil

EDGEPROP (SINGAPORE) - A 3½-storey, corner terraced house at Pavilion Circle — located off Bukit Batok Road in District 23 — will be put up for sale at $5 million via private treaty. According to Edmund Tie’s head of auction and sales, Joy Tan, the property has been put on the market by the owner, who is upgrading to a larger house to accommodate his growing family.

The existing owner purchased the house in 2019 for $3 million. It was completed in 2013. The property sits on a freehold site of 3,295 sq ft and has a built-up area of 2,833 sq ft across 3½ floors. The asking price for the corner terraced house translates to $1,517 psf.

The terraced house is part of Pavilion Park — a private housing estate developed by Allgreen Properties — with 552 freehold terraced and semi-detached houses developed in phases. The first phase was completed in 2001, and the final phase of houses at Pavilion Circle in 2013.



The property for sale comes with five en suite bedrooms, with an additional bedroom and entertainment room in the attic. The property is ideal for a multi-generational family, says Tan.

Pavilion Park houses have been sought after by home buyers and upgraders. Based on caveats lodged, 2017 saw the highest number of homes change hands in a year, with 50 recorded caveats. Of the 50, only three were semi-detached houses, and the remaining 47 were terraced houses.

The second highest number of transactions at Pavilion Park was in 2021 when 23 houses changed hands. Of these, 17 were terraced houses, and six were semi-detached houses. A total of 10 terraced houses and one semi-detached house have changed hands so far this year.

This year, four intermediate terraced houses at Pavilion Park on sites of 1,615 sq ft to 1,731 sq ft have changed hands at prices ranging from $3.5 million ($2,168 psf) to $3.85 million ($2,384 psf), based on caveats lodged from July to September.

As for recent rental transactions, a terraced house at Pavilion Park with a land area in the 1,900 sq ft to 2,000 sq ft range was leased at a monthly rate of $6,800 in August. A month earlier, an intermediate terraced house with a land area of between 1,600 sq ft and 1,700 sq ft was rented out for $5,800 per month.

Pavilion Park is within walking distance of the Teck Whye LRT Station on the Bukit Panjang Line. Nearby shopping malls include Lot One Mall at Choa Chu Kang Avenue 4, Hillion Mall at Petir Road and Bukit Panjang Plaza at Jelebu Road. Pavilion Park is near the Pan-Island Expressway and Bukit Timah Expressway.
